Glazing for Property Developers: Specifying for Margin and Quality

The glazing package is one of the highest-leverage decisions on a residential development. Specified well, it protects margin, sells plots faster and eliminates a meaningful chunk of build risk. Specified poorly, it eats into both the schedule and the bottom line — usually through mid-build design changes, structural errors and warranty disputes.

Three principles tend to separate developers who get it right from those who don't. The first is engaging a glazing specialist at the design stage, not the construction stage. Decisions about pivot door positions, oversized sliding systems and flush threshold detailing need to happen before the structural drawings are finalised — they influence foundation pad locations, steel positions and the floor build-up. Pulling in a glazing partner at RIBA Stage 2 or 3 is far cheaper than re-engineering at Stage 4.

The second is standardising the specification across plots. A development with five different window systems across ten plots costs significantly more than the same development with one or two systems used consistently. Standardisation reduces lead times, simplifies snagging, makes warranty handling easier for the buyer, and improves repeatability if you're delivering a phased site.
